Adaptive Reuse
Prepared a comprehensive preliminary building code evaluation to inform the subsequent design of the adaptive reuse of the former Sear’s Building at Fond du Lac & North Avenues in Milwaukee, WI. Provided a preliminary code review of the final constriction documents prior to submittal to the City of Milwaukee.
The proposed project involves an existing four-story building of an assumed Type I-B class of construction. The basement is 49,926 SF. The first floor of the existing building is 52,971 SF with an addition of 22,353 SF for a total area of 75,324 SF. The second and third floors are 50,772 SF each. The fourth floor is 6,978 SF.

Adaptive Reuse
Prepared a comprehensive preliminary building code evaluation to inform the subsequent design of the adaptive reuse of the former Schuster’s Building at Garfield Avenue & Martin Luther King Boulevard in Milwaukee, WI.
Provided a preliminary code review of the final constriction documents prior to submittal to the City of Milwaukee.
The proposed project involves an existing, designated historic building. The project includes multi-family residential (R-2 Occupancy) on level 1 – 6 of the portion of the building associated with phases 1, 2, 3, and 4. A community space (A-3 Occupancy), tenant space (A-2 Occupancy) and a day care (I-4 Occupancy) is proposed on level 1 of the entire building associated with all phases. Offices (B Occupancy) are proposed to be located on level 2 – 4 of the portion of the building associated with phase 1 as well as level 2 – 5 of the portion of the building associated with phase 5. The basement of the entire building is proposed to be used as parking (S-2 Occupancy).
The entire building consists of the original building constructed in 1908 with additions in 1914, 1918, 1941, and 1946..
Chance of use, mixed uses, multiple class of construction, and archaic structural strategies made for a complex code evaluation.

Adaptive Reuse
CR Design assisted the architect and developer navigate through the City of Milwaukee variance process to enable the proposed shared kitchen facility which is prohibited in commercial hotels.
The proposed hotel is an adaptive reuse of a building located in the East Side Commercial Historic District at Michigan & Broadway.
The outcome was favorable and resulted in approval for the proposed shared kitchen.
CR Design also assisted the architect of record to obtain a building code variance to enable the addition of a fifth floor to be used for assembly purposes. The International Existing Building Code Performance Compliance Method was employed.

New Office Building
Prepared a comprehensive preliminary building code evaluation to inform the subsequent design of the new building in Stevens Point, WI.
Provided a preliminary code review of the final constriction documents prior to submittal to the State of Wisconsin Department of Safety and Buildings.
CR Design assisted the client to develop a code compliant condition for that space without it being considered a three-story atrium which eliminated the need for an expensive smoke control system.

Adaptive Reuse.
Prepared a comprehensive preliminary building code evaluation to inform the subsequent design of the adaptive reuse of the former granary in Sturgeon Bay, WI.
The project involves converting the existing building into an event venue with access to the upper levels of the structure to allow for experiencing the building’s historic infrastructure up close.
The March 2021 issue of Architect Magazine announced that the project is one of five winners of the 2021 PA Awards. Celebrating "design for what matters”.
